1. Reservation Policy
Reservations are not confirmed until your deposit or payment has been received. Rates and availability are subject to change.
2. Cancellation Policy
All properties are individually owned and the proceeds of each rental go directly to that owner in order for them to pay their monthly expenses. Once a property is reserved it is removed from the availability calendar and that owner no longer has the ability to rent the property. All rental payments are non-refundable and non-transferable to other properties. This policy is strictly adhered to and we do not have the ability to make exceptions, even in difficult situations. The renter understands and accepts the risk of Force Majeure (including Covid-19) as their sole risk. Travel insurance is strongly advisable, either through our site or another provider. If you must change your reservation to a future time for any reason, no matter what it may be, as long as your reservation is paid in full and you provide more than a 60 day notice, then your reservation can be changed and postponed for up to 24 months from your date of arrival with no change or cancellation fee. Guests that change their current reservation will be issued a credit towards their future stay in the amount that was paid but can ONLY be used in the same property that was reserved. A change will only be permitted one time. We are not able to issue refunds.
If you must change your reservation to a future time for any reason, no matter what it may be and there are less than 60 days to arrival, we will not be able to move your reservation to a future date nor can we refund any payments you have made.

3. Other Policies and Notices
PASSPORT REQUIREMENT: Check the expiration dates on each traveler’s passport. We recommend that your passports not expire for at least six months prior to your departure date from Costa Rica. The published policy is actually less than that, but immigration officials have some discretion, and the policy isn’t always uniformly enforced. If you choose to use a passport that expires in less than six months, you risk being denied boarding your flight at the gate or denied entry into Costa Rica. If denied entry, immigration officials will send you back to your country of origin on the next flight out. If you are arriving into Costa Rica from certain countries (typically South America and/or sub-Saharan Africa), a yellow fever vaccination is required. You can find the latest information here. You will not be allowed to board your flight to Costa Rica without this, even though you have a purchased ticket.
SMOKING: Tulemar is an environmentally friendly resort, as are the properties that we offer for rentals outside of Tulemar. As such, our guest accommodations are fully non-smoking. In addition, in Costa Rica, smoking is not permitted in common areas including pools or beaches. Failure to adhere to this policy will result in a minimum $250.00 US fee/cleaning charge; private villa fees are higher. Refer to lodging agreement for specifics.
NOISE: Tulemar is a residential resort. Many of our properties are “open air” and noise such as loud talking, children or adults playing in the pool, and music carries easily through the hills and jungle disturbing neighbors and wildlife. Please be considerate of your neighbors. In addition, 10 PM is “quiet time” and is strictly enforced.
PETS: Guests may NOT bring or house any pet of any kind on the premises. “Pets” include, but are not limited to, both warm and cold-blooded animals, such as dogs, cats, fish, hamsters, rats, birds, snakes, lizards, and insects.
WILDLIFE: Guests shall not feed, touch, disturb, annoy, or endanger any natural wildlife including monkeys, sloth, iguanas, birds and other mammals and reptiles. Please “observe” the wildlife, don’t “interact.”
NUMBER OF GUESTS: Only the number of guests authorized in your reservation will be permitted throughout your stay.
HOLD HARMLESS: Guests agree to keep the homeowner, Company, Company’s beneficiaries and agents, and their respective successors and assigns harmless and indemnified from all injury, loss, claims, or damage to any person or the property rented, occasioned by an act or omission of Guests or anyone entering, occupying, or visiting the premises by, through, or under Guests.
DAMAGE CHARGES AND OTHER EXPENSES: Guests agree to pay for repairs of all damage that they or people brought by the Guests have caused. Charges may include and are not limited to, expenses related to damages, late checkout, extra cleaning service, smoking, unpaid tours, telephone charges, and any food or beverages charged to the villa’s account during your stay. Additional expenses related to Guest’s negligence may also be charged. Note: if keys/fobs are lost or stolen, a fee of $300.00 will be charged to change locks in the home.
MAXIMUM NUMBER OF GUESTS: Each property has a maximum number of guests specified on its property page. That is the maximum number permitted in each property throughout each stay.
4. Waiver – Disclaimer
Tulemar, LLC, a Florida Corporation, hereinafter referred to as the COMPANY, will not assume any and all kind of liability as a result of: a.) the services that the providers offer to clients; b.) the reservations that the COMPANY book for the clients, such as, but not limited to, booking of tours and activities, restaurants, hotel and rental accommodations, and/or ground and air transportation including car rentals, as well as any other service that the client requests booking of; and, c.) the Tulemar Condominio (resort) including all accommodations, offices and restaurants, common areas, roadways, hiking trails, beach (including the use of beach equipment such as kayaks, boogie boards, lounge chairs, umbrellas, etc.) shuttle vans, and accommodations at properties outside of Tulemar; and, d.) any injury or damage (including death) that may result from points “a” “b” and “c” aforementioned. The COMPANY acknowledges that all of its providers are qualified for their safety, professionalism and reputation, but they offer services that may well become dangerous and do involve some type of risk related to injury, damage and/or even death. Additionally, the client acknowledges that all bookings performed by the COMPANY are executed, following instructions of the client and those services that are booked are of good reputation and quality, to the COMPANY’ best knowledge. The purpose of the tours offered by the providers and the services booked by the COMPANY, is to allow the client to explore, discover, enjoy and experience Costa Rica and its nature, however, this does not eliminate the possibility that the client may suffer or become victim of any kind of accident, which cannot be foreseen by the COMPANY. The COMPANY cannot take responsibility for the safety of the clients while they are enjoying such tours or services. The above waiver includes: a.) The COMPANY’s employees, advisors, representatives, officers and/or shareholders; b.) Corporations related to the COMPANY; c.) The employees, advisors, representatives, officers and/or shareholders of the corporations described in the waiver – disclaimer; and d.) corporations in which the COMPANY’S employees, advisors, representatives, officers and/or shareholders, are in turn, employees, advisors, representatives, officers and/or shareholders.
5. Drones
Drones are not allowed anywhere in Tulemar. The General Director of Civil Aviation of Costa Rica, who regulates drones, states drones are not allowed within 8 km of a civil airport and Tulemar is within 8 km of the local Quepos Airport. Their policy also protects the privacy rights of our homeowners and visitors. Tulemar is also committed to protecting all forms of wildlife within the resort and drones may be a threat to birds and other tree dwellers. Thank you for understanding.
